Properties & Destinations

The Viaggiare Society of Italia will feature twelve (12) properties for each of the nine (9) regional societies with an average value of ten million dollars ($10,000,000). Due to the strength of the US Dollar, the universal network of properties will be comprised of many of Italy’s most impressive lake view, and sea view villas, country estates, farmhouses, golf cottages, city apartments, and masserias for single family, multifamily and couples use.

*The properties that are being showcase may or may not be available at the time that the property schedule is executed. Viaggiare Management will however focus on the areas showcased with few exceptions. Targeted areas have sufficient inventories in the price range to acquire comparable properties to those represented.

High Country Estates & Vineyards

Expansive Country Estates will be organized targeting the destinations of Tuscany, Umbria, Piedmont, and possibly other regions. These estates will be in the agrotourism areas amidst vineyards, olive gardens and other agricultural areas. These properties, in many cases, can accommodate multiple families with enormous living areas and significant common areas to sequester friends, family, clients and loved ones.

Country Estates will be focused to be near Florence, San Gigmignano, Siena, Lucca, Pisa, Pienza, Montepulciano, Cortona, Greve, Volterra, Arezzo, and Grosseto in the Tuscan region. Turin, Alba, Casale Monferrato, Bra, and the Langhe Valley in the Piedmont region. Perugia, Assisi, Orvieto, Montefalco, Todi, and Spoleto in the Umbria Region.

Lakeview Properties

Lakeview properties will be concentrated on the many regional towns on Lake Como, Lake Maggiore, and Lake Garda, with the possible addition of smaller lakes that are clustered throughout Northern Italy.

In most of these properties, the outdoor areas and expansive decks allow members to capture stunning lake views with backdrops of the Alps. These outdoor areas again will lure guests and members with a central swimming pool and outdoor kitchen. When possible Viaggiare will target properties directly on the lake with the possibility of having dock slips to harbor a boat. It will be likely that Viaggiare will coordinate a luxury lake boat to coordinate with each property, with the possibility of having dock slips to harbor a boat. Lake Como

Viaggiare Management will have some of their most expensive properties near Como and Cernobbio on the southern end of the lake, but will also consider properties on the northern end of the lake near Menaggio, Griante, Tremezzo, Bellagio, Dongo, and other towns of interest.

Lake Maggiore

Viaggiare Management may assign larger boats for longer trips to the residences in Lake Maggiore. The property schedule will concentrate on the areas of Stresa, Verbena, and possibly other areas pending inventories.

Coastline Properties & Seaview Villas

Seaview villas will be organized that will capture ocean views from destinations such as Naples and The Amalfi Coast, the Tuscan seaside town of Forte dei Marmi, Liguria, Puglia, Sicily, and possibly the Veneto region. These properties are romantic and more intimate, and frequently their steep hillsides overlook the vast expanse of the Mediterranean, Ionian, Tyrrhenian, and Adriatic Seas.

Most of the activity during these stays will be boating or driving the lone highways that parallel many of the targeted towns with restaurants, bars, shops, and marinas that extend across these target areas. With many of these destinations, it may be preferable to use marine transportation as the narrow roadways create traffic snarls that are hard to tolerate. Viaggiare Management will coordinate marine transportation for all these facilities.

Mountain Skiing & Hiking Cabins

It is anticipated that most of the Viaggiare Management schedule in the Dolomites will target properties near chic ski villages and multiple ski resorts. This would include The Val Gardena, Alta Badia, Dolomite Super Ski and Val Gardena, Cortina D’ Apezzo, Bolzano, and Merano areas. Additional resorts with access will include Klausberg, San Cassiano, Corvara, Alta Badia, Cortina de Ampezzo, La Villa, and Val di Vasa, and to the west the Madonna di Campiglio.

Ski Cabins

Cabins throughout The Dolomites will be coordinated in certain regions. This will allow members to reserve time in the winter for ski trips that would normally be deemed as bucket list or once in a lifetime events. Properties will be recruited to coordinate with the towns that are along the Dolomite Super Ski destination, which allows for alpine enthusiasts to ski from resort to resort and town to town through an intricate tram system. This European ski feature creates a more remote, rustic ski experience with enormous expanses. Finding your way back becomes the priority après lunch!

Summer Hiking

These same cabins will convert to summer hiking expeditions with some of the world’s most dramatic views. Hiking trails abound and many of the cabins are designed to accommodate dedicated hikers and have many bedrooms and reduced common spaces akin to a bed and breakfasts. These chalets in many cases have the Austrian – Swiss influences with large deck spaces that offer some of the finest unobstructed views of the Italian Alps. The famous Dolomite Range is completed by surreal, stark green, emerald lakes and ponds that are scattered throughout the valley floor making one sense that they have arrived in their own “Eden”.

Golf Cottages, Farmhouses & Estates

Viaggiare Management will attempt to schedule residences within proximity to quality golf courses, free courses that are ranked as Italy’s finest, or otherwise suitable. There are certain golf developments that have a schedule of Farmhouses within their plan, and it may be suitable for Viaggiare Management to include some of these properties in the schedule. Currently, we anticipate that Antognolla in Umbria may have inventory available, Verdura Resort in Sicily, and the possibility of other golf developments that may soon come on the market.

Golfers will find most Italian courses to be generally pristine and not contaminated by real-estate developments. In many cases, the highest quality golf courses are approved with a restoration effort coordinating with a historic castle and repurposing it into a five-star hotel and limited amounts of rooms. In many cases, this results in courses that are underutilized and under-appreciated. It is possible for Viaggiare Management to become involved with certain 5-star hoteliers to upgrade certain golf course facilities and promote memberships.

City Apartments in Rome, Milan, Venice and Turin

An abundance of properties are to be scheduled in or near the cities of Rome, Florence, Venice, Milan, and Turin. These properties will either be luxury apartments within the city’s walls or estates nearby.

In Rome, these areas may include Borghese Park and the Spanish Steps, Venice Square Vittoriano,

In Venice, the city apartments may include the areas of Sestiere, Giudecca, San Marco, Santa Croce, Castello, Dorsoduro, Lido Island, and others. It is also possible that city apartments may be scheduled in Verona. The country estates near Venice may include Isola Vicentina, Treviso, Padua, Vicenza, Verona and others.

Masserias

The Italian region of Puglia is known for its Byzantine eastern influence. Throughout the region, many Greek influences can be seen within the province. The towns of Bari, Albarello, Polignano del Mare, Ostuni, Monopoli, Trani, and the magnificent Roman town of Lecce are all so worthwhile and are in proximity to multitudes of beaches, marinas, wineries and quality golf.

Here, thousands of years ago the Romans planted olive groves to sustain their society. Many of these groves are still active and dominate the agricultural landscape of the peninsula.

Masserias also abound as many grand villas were over time converted into boutique hotels, or what the Italians call “Masserias” to support their significant maintenance costs. It is the intent of Viaggiare Management to again repurpose these great properties back into individually owned estates for member use.

It is possible that, with the right opportunity, Viaggiare may acquire certain Masserias that would allow members to congregate simultaneously. This would create more accessibility for members to the universal network of properties.

Substitution of Properties

Viaggiare Management may assign larger boats for longer trips to the residences in Lake Maggiore. The property schedule will concentrate on the areas of Stresa, Verbena, and possibly other areas, pending inventories.

Value Range

Properties will attempt to approximate an average value of ten million dollars ($10,000,000) but will have a value range of two million five hundred thousand ($2,500,000) to seventeen million five hundred thousand dollars ($17,000,000)

Seasonality of Destinations

The Following destinations and their seasonality will be listed in order of the largest schedules:

Tuscany

Anticipated Schedule in the universal network: Twenty (20) properties.

Should the properties be within a forty-five-minute drive of Florence, Siena, Pisa, or Lucca it is reasonable to believe that the properties will be in demand for twelve (12) months. Optimal season will be April through October.

Sardinia

Anticipated Schedule in the universal network: Fifteen (15) properties.

All properties will be scheduled in or near the Smeralda Coast, primarily in Porto Cervo, but may include the Cape Ferro, and Palau destinations. This region will be available to members year-round, but the season runs from May through October with high season being June through September.

Lake Como

Anticipated schedule in the universal network: Fourteen (14) properties.

Properties may be scheduled throughout the perimeter of Lake Como but will likely concentrate the majority of the schedule in or near Como and Cernobbio. This region will be available to members year-round and properties within thirty minutes of Como are desirable year-round as Como draws much activity during the Christmas season. The prime season is May through October with high season being June through September.

Rome

Anticipated schedule for in the universal network: Twelve (12) properties.

Central city apartments and country estates outside of Rome will be desirable year-round.

Lake Maggiore

Anticipated schedule for in the universal network: Ten properties (10).

Properties in Lake Maggiore will be scheduled in the south side of the lake near Sa’lo, the Gardone Riviera, and Sirmione with the possibility of certain exceptions. This region will be available to members year-round with the prime season from May through October with high season being June through September.

Italian Riviera

Anticipated schedule for in the universal network: Ten properties (10).

Properties promoted within the Italian Riviera may include Forte dei Marmi, Sestre Levante, Portofino, Santa Margherita, San Remo, Porto Ercole, Bolgheri, and other coastal towns. This region will be available to members year-round with the prime season being May through October with high season being June through September.

Amalfi Coast

Anticipated schedule for in the universal network: Eight properties (8).

Properties on the Amalfi Coast will target Sorrento, Amalfi, Positano, the Isle of Capri, the Isle of Ischia and Naples. This region will be available to members year-round with the prime season being May through October with high season being June through September. The city of Naples is desirable to visit year-round.

Construction & Renovation

With few exceptions, properties will be acquired with minimal renovation or no restoration effort. There could be exceptions due to the desirability of the site. Members will have a right to book the property one year from the day of arrival after the closing of the property unless otherwise stated. Many of the target properties have already undergone significant restoration efforts. Typical renovations may include floors, cabinets, landscaping, pool additions, appliances and repair work.

Fixtures & Furnishings

Properties will be furnished with five-star quality furniture that will be sourced from central suppliers to keep soft costs to a minimum. Many of the properties are offered with furniture and in certain cases it may be in the societies best interest to acquire the property with the existing furniture. Accessories will be sourced locally through a recruited interior designer.
